Selling your house in winter

Whilst the majority of property sales are made at more clement times of the year, there may be a compelling reason why you have to sell your house in the depths of winter. But even though you won’t have the advantage of long days, warm weather and sunshine to help make the place look at its best, there are plenty of things you can do to make your property more attractive to your buyers.

Keep it cosy 

Make sure the heating is on when your prospective buyers are due to arrive. You want them to feel at home as soon as they walk through the door, and the warmth will make it feel nice and cosy. Make sure the radiators are on in every room – if your buyers are hit with a blast of cold air when they walk through a door, it’ll make them worry about the efficiency of the central heating system. Check every radiator to make sure it doesn’t need bleeding, and if the boiler hasn’t had its annual service, get it done to minimise the risks of it breaking down just before the buyers turn up.

If you have large areas of uncarpeted floor, put a rug down. It will instantly give the room a warmer and friendlier feel.

Make sure the house is well lit as your prospective buyers will want to see everything. But it doesn’t mean your house will look stark – make sure you turn on your lamps (or invest in a couple if you don’t have any) as they cast a nice warming circle of light around them, even if you’ve also got the main light on.

You could even think about lighting a couple of candles, although make sure they’re not scented ones in case your prospective buyers have allergies, or just don’t like them. If you want to fill the house with lovely smells, put some stocks or freesias in a vase (not lilies as, there again, people could be allergic to them), or do some home baking.

Take care of the outside 

Your potential buyers will understand that the garden won’t be looking at its best in the winter, but it might be a nice idea to invest in a few winter flowers to brighten up the exterior – if you put them into pots, you’ll also be able to take them with you to your new property!

If the weather is snowy or frosty, make sure any pathways are cleared and gritted. If the weather has been stormy, do what you can to clear any leaves and rubbish that might have blown into the garden; it will make it look well cared for even if it’s not at its best.

It’s also a good idea to clean the gutters and drains when you put the property on the market in case it rains just before people arrive to view the property – nothing shouts neglect like a dripping pipe or flooded garden!
